Raleigh Crawl Space Encapsulation Cost, Line by Line

Each crawl space encapsulation cost below comes from a national cost guide named in the table. None is a Raleigh price or a quote. Treat them as yardsticks for the written price you get once someone has been under the house.

This Old House (2026) puts a full encapsulation at $1,500–$15,000, about $5,500 on average, or roughly $3–$10 per square foot depending on moisture. Fixr (2025) lists $2,000–$15,000. Across the two guides, a dehumidifier runs $750–$2,000 installed and a new vapor barrier $1,500–$4,000. These are national typical ranges, not Raleigh quotes.

What drives crawl space encapsulation cost in Raleigh?

  • Floor area. Liner, tape and labor scale with square footage, which is why both guides also quote per-foot figures.
  • Clearance. Tight, low spaces take longer to work in.
  • Water. If the ground floods after storms, a drain or sump comes first. Fixr puts fixing a wet crawl space at $2,000–$10,000.
  • The drying method. A dehumidifier is a self-contained line. Ducting supply air from the house system involves HVAC work, which in North Carolina falls to an H-3 heating contractor.
  • Liner choice. The code minimum is 6-mil plastic on the ground; thicker, reinforced liners carried up the walls cost more and hold up better to foot traffic.
  • Hidden repairs. Mold, rot or pest damage found under the old plastic is priced separately.

A rough number for a 1,500 sq ft crawl space

This Old House gives $3 per square foot at the low end, $7 as an average and $10 at the high end, where moisture problems are extensive. Multiplied out for a 1,500 square foot crawl space, that is about $4,500 at the low rate and $10,500 at the average, before any drainage, repairs or permit fees. The same guide estimates that labor makes up 50% to 70% of the total. If a written price lands far outside that band, ask what is driving the difference.

What should a Raleigh quote include?

  1. The permit. North Carolina's fire marshal's office says converting a vented crawl space to a closed one requires a permit regardless of cost. This Old House lists permit and inspection fees at $100–$250.
  2. Drains at the low spots. The state code calls for the floor to be graded to low spots with a drain to daylight or a sump pump at each.
  3. The drying equipment. If it's a dehumidifier, its capacity in pints per day, where the condensate goes, and the outlet that powers it.
  4. Liner thickness and coverage. In mil, and whether it stops at the floor or runs up the walls.
  5. A radon test. Wake County is EPA Radon Zone 2; a test before and after sealing gives you a comparison.

Ask for a written, itemized price and the warranty terms before you sign.

Where the figures come from

No public source tracks Raleigh crawl space prices, so this page uses two named national guides: This Old House (encapsulation, updated March 2026) and Fixr (crawl space repair and insulation, updated January and August 2025). They are a way to test whether a written price is in a normal band. They say nothing about what a particular Raleigh company charges.

Cost questions

How much does it cost on average to encapsulate a crawl space?

This Old House's 2026 guide gives an average near $5,500 and a typical spread of $1,500 to $15,000. Fixr's 2025 range is $2,000 to $15,000. Size, water, the drying method and repairs found under the house explain most of the spread.

Why is there a permit fee on my quote?

Because North Carolina requires one. The NC Office of State Fire Marshal says converting a vented crawl space to a closed crawl space needs a permit regardless of cost, since every allowed drying method changes heating, cooling or electrical equipment.

Is a vapor barrier on its own cheaper than encapsulation?

Usually. Fixr puts a new vapor barrier for a 1,500 sq ft crawl space at $1,500–$4,000. Keep in mind that in North Carolina a closed crawl space also needs drains at the low spots and a drying method, so plastic alone with the vents shut is not the same job.

Do these prices cover rotten joists?

No. Structural repairs are separate. Fixr lists floor joist replacement at $100–$300 per joist and sagging floor repair at $1,000–$5,000. Ask for wood repairs on their own lines so you can compare quotes fairly.

What's going on under your floor?

Tick the closest match and add a sentence about what you've noticed: a smell, sagging insulation, water after storms. A crawl space specialist who works in Raleigh phones you to go over it.
